These are the major factors that will influence the marketing of your property. In order to attain the highest selling price, all factors must be considered.

The factors that you control:

  • Price

  • Terms

  • Condition

  • Seller Motivation

The factors the no one can control:

  • Location

  • Competing properties

  • Market conditions

*It is important to note that without a competitive price to attract prospect, even the most well designed marketing program cannot sell a home.

Price

Determining your home's price

What factors influence the pricing of your home?

The real estate market is constantly fluctuating, so pricing is not an exact science. Rather, it 's a reasonable figure derived from a number of different components, such as:

  • The status of the current real estate market.

  • The expertise and market knowledge of you real estate representative.

  • Hard facts such as lot size, square footage and condition of your home.

  • Desirability factors, including location, special amenities and property attributes.

  • Selling and listing prices of comparable homes.

  • A sophisticated real estate marketing plan.

  • Your level of motivation.

It is important to note the following conditions do not affect your homes price:

  • The profit you wish to make from the sale.

  • The amount of money you've spent on improvements.

  • What other sources, such as friends and appraisers, have told you it's worth.

  • What you originally paid for the home

Competitive Pricing: The pricing choice

The probability of receiving an acceptable offer on your property and completing a sale diminishes significantly when your asking price is higher that the current market value.

To keep your asking price within the current market value range, I will prepare a Competitive Market Analysis. Together we will review all the factors that affect you property's  value in today's real estate market.
The factor's include:

  • Your property - it strongest selling points

  • The comparables - recent selling prices of comparable home in your neighborhood

  • The competition - the asking prices of other homes for sale in your area

  • The expired listings - homes offered for sale that did not sell

The asking price of your property should be based on the information the market place provides and your comfort level. After researching all factors involved, I will suggest the price range that will be competitive and spark maximum buyer activity. with this information, you can make an informed decision about your asking price.

The Danger of overpricing

Pricing you property with a cushion for negotiation can be costly if it pushes the price above the fair market value range. To begin the negotiating process, you must have interested buyers. If a property is overpriced, the number of people who see the property  is reduced, so the likelihood of an acceptable offer is also reduced.

The best approach is to allow room for negotiation, without sacrificing exposure, is to price a home just within market value range.

Terms

The terms you offer as a seller may bring in buyers that cannot buy your home on conventional terms. Special terms to consider:

  • Flexible Occupancy date

  • Cash back at closing to help with buyers closing costs

  • Sell by Land Contract

  • Pay Points

  • Rent with an option to own

  • Seller to pay full years taxes
     

Condition

The home's condition is vitally important to the sale. The correct staging of your home can go a long way toward achieving a successful sale at the highest price.
